- Quorum reached at 7:04 PM on 10/6/2014 with 4 board meeting.
- Last meeting minutes were read [8/18/2014].
- Last meeting was cancelled due to lack of quorum.
- Certification of the HOA documents is complete.
- Treasury report summary was read.
- Annual meeting will be held in November for budged adoption and board of directors election.
- New business:
- New Landscapers for the community was voted on and decided on: Juan David’s bid.
- Community will pay for pressure washing services to community areas and paint exterior fences.
- Floor Opened to home owners discussion:
- Roberts’s rules of order should be present at every meeting.
- An HOA Letter Sept 23 stated that a 100$ fine per infraction per day up to 1,000$ was permissible. This statement came from a Florida Statue, and not the community documents. Homeowners spoke against this statement and that it should be corrected.
- Homeowner complained that board of directors do not receive audience input and does not allow audience participation in the meetings. Home owner requested that the board of directors should have open communication with homeowners before making decisions on their behalf.
- Homeowner asked if its possible to make the renting policy more strict; however, this change requires a majority vote which the board thinks the community does not have.
- Homeowner brought up an argument that there was no communication with the homeowners regarding any of the two contracts that were voted and approved on today’s meeting.
- Homeowner suggested a different vendor “Tom” that would clear the weeds in the neighborhood in the winter time.
- Community janitor position was discussed along with the tax form associated with the position. Position is not likely to continue in the future.
- Homeowner highlighted that the community has had hole on the road for two months between two houses and requires HOA attention for repair.
- Homeowner shared a story with a bad experience with The City of Pembroke Pines utility department. It appears that they will replace the water meter automatically if needed; however, the replacement caused a leak that the homeowner had to pay to repair.
- Meeting ended at 8:05 pm. One board member excused themselves from the meeting prior to its end.
