There are many items the community wants to address, and many homeowner questions and concerns are being addressed in the meetings.

1-Call to order
2-Determination of a quorum
- Majority of Board Members was present to start the Board of Directors meeting.
3-Management report
- HOA President Elizabeth and Board Member John have obtained a Homeowner Association Board Member Certification.
4-President’s report
Grievance & arch committee reports
- Property Management Company is recording violations with images for evidence.
- Homeowners can dispute violations by contacting the property management company.
- Homeowners will get up to two violations before a fine is issued.
- How do you determine a house needs painting? Fading and chipping.
- If you have any questions regarding a violation, contact the property management company for clarification.
- From the city meeting on April 23rd 2014 we learned that 500 acres of the land adjacent to our community is approved for residential development. Voice your concerns and requests to the future developer before they begin construction.
Delinquency issues/ vendors
- Not discussed in detail.
- Community has offenders that are marked as delinquent with the HOA due to violations or overdue HOA fees.
- Kids are jumping over the wooden fence at the north end of the community and should be encouraged to use the front entrance.
5-New business
Discuss car passes for vendors
- Community will issue 1 day passes created to allow vendors to park in front of the property for 24 hours without being towed.
- Each homeowner will receive one page that contains 3 parking passes for use with vendors. To request more, contact the property management office.
Web page discussion
- Webpage will be maintained to include news, events, resources for common questions in the community and place to voice concerns in the community.
- A poster has been purchased to communicate with homeowners at the entrance the next HOA meetings.
Create new rules and regulations
- 3 person committee has been created to gather problems and concerns of the community. Findings will be shared at the next meeting.
- Problems and concerns can be shared at the communities website HOAPASADENA.COM
- New rules and regulations will apply to new homeowners and renters. Existing homeowners are grandfathered in to existing rules and regulation. New rules will apply in the future as new tenants and homeowners move into the neighborhood.
- Property Management Company will submit standard HOA rules and regulations for our board of directors to review. In the future they will remove or adopt new rules and regulations.
6-Old Business
Certification of storm drains
- Property Management Company is taking care of acquiring bids for the best vendor to re-certify our storm drains. Normally around $2,500.
Insurance renewal
- Paperwork reviewed.
Reinstate community document
- Approval to reinstate community documents as is with 500$ fee.
- New changes will be made as amendments in the future.
Landscaping & maintenance
- Proposals submitted and reviewed for new landscaping contractor to maintain the common areas of the community. Quotes around 700$. Community will reach out to current landscapers for more competitive quotes.
- Repairs to community sprinklers pumps in the canal were made for 623$.
7-Floor open to homeowners concerns
- Common grounds are not kept up to homeowners expectations.
- Citations do not provide sufficient detail as to what needs to be done (ex: what part of the house needs to be painted).
- Asphalt for street not under warranty any longer. Fixing the streets will cost money.
