POLICY & PROCEDURE – CONTROL OF TRAFFIC AND PARKING

 

The Association has all of the common law and statutory powers of a corporation not for profit which are not in conflict with the terms of the Articles and Covenants. Every Owner shall comply with the restrictions and covenants set forth in the Community Documents and any and all rules and regulations which from time to time may be adopted by the Board of Directors of the Association; provided that an Owner’s liability for the acts of his family, guests, invitees or licensees shall not be expanded by virtue of this declaration beyond that existing under applicable statutory and common law of the State of Florida. With the exception of moving violations by other than family members the following policy and procedure clearly falls within the range of acts for which the Owners are liable. Enforcement may be by fines or injunctive relief. Power to interpret the Community Documents is given to the Board of Directors and their counsel.

  1. As each lot has been provided with adequate parking, the parking spaces located within the common areas shall be used for GUEST PARKING ONLY and not by the lot owners.

A.  An exception will be made for owners who place their personal cars in the guest spaces in order to allow their guests to use the owner’s driveway. When the guests depart the owners cars must be returned to the owner’s driveway.

B. Guest spaces are for short-term (1-3 days) and if you plan on having guests for a longer period, please call ELITE Property Management phone: 954-435-2424 and/or send an email to: EMAMGT@aol.com in order to make special arrangements.   1. No on street parking permitted. Our streets are narrow and have been designated as Fire Lanes by the City of Pembroke Pines.

Illegally parked cars will be towed without additional warning at owners expense.

Updated: “All County Towing” service will enforce these regulations with the help of the inspection by the Code Compliance Department of the City of Pembroke Pines.

An independent lot monitoring service controls the parking lot.

  1. Cars must be parked with all wheels on the paved driveway and not on the grass
  2. A complete stop must be made at all STOP signs
  3. The speed limit is 15 miles per hour
  4. No commercial vehicles, tractors, campers, mobile homes, motor homes, boats, house trailers or trailers of any other description may be parked or stored within Pasadena Pool Homes except in closed garages.

The Board of Directors will enforce these regulations with the help of All County Towing, and Lot Monitoring Services, Inc.
