
Meeting started at 7:06 pm after quorum requirement was meet: all 5 board members present. Two ELITE MANAGEMENT representatives present.
Management report given by Ellite Management:
1) Board waived reading the previous meeting minutes.
2) Signs purchased to announce board meetings. First sunday of each month is the proposed dates for next meetings.
3) Certification of storm drains was extended until august.
4) Wrong color scheme was sent to homeowners and will be corrected.
5) Inspections are done weekly and violations are done monthly.
6) There are two hones for sale 2.
7) Reserve accounts: are healthy inquire for more information.
8) Sept 8th monday is the next meeting.
New business
1) Our Attorney’s said they would wave the late charges of two cases that were pending. Community is not happy with the company’s billing and current charging fees. Board is evaluating other attorney options.
2) John Stevens will certify the new documents for the community.
3) New rules and regulations: Read rules and regulations on the website, update and submit changes as needed.
4) termination letter to current lawyer was not approved.
Old business
1) Committee to find out of any issues from homeowners found that nobody had anything to report.
2) Open the floor to home owners concerns.
2A) Trespass affidavit needs to be renewed yearly.
2B) Wire fence fixes in the homes backyard do not require approval from architectural committee.
2C) Wrong color scheme paint is the responsibility of the hone owner. Board suggests to have painting violations addressed in the non rainy season.
3D) Issues with HOA violations should be discussed with property management office, properly communicate for extensions and clarifications. The board will be involved when decisions may be made.
